
Last year I had a quite few clients looking for 55+ communities in Chester County and boy were there a lot of them. It took me a really very long time to research them all and compile them into 1 list. Then, a few months later one of my clients asked me to look into Lancaster County as well. I started dreading looking thinking it would take me another few months just to put the list together, but I put my best foot forward and started my search, and as it turns out there are really not very many 55+ communities available (when I wrote this list) so the task was much easier than anticipated. That said, there aren't many places where you can find all the 55+ communities listed out in one place, so in the spirit of sharing I am sharing this one with you all as well.
Just like last time I am not endorsing or promoting any of these communities, just sharing information that is already freely shared online in one nice, neat list.

Brookshire-Manheim
Brookshire in Manheim, PA is a land-leased community for buyers aged 55 or better that offers an independent lifestyle for active adults. Residents enjoy year-round maintenance-free living because this active adult community has snow removal and lawn mowing services accessible to all homeowners. Brookshire is comprised of 230 single-family and attached homes that are meticulously maintained.
Brookshire LLP offered four models, now available on a resale-only basis: the Brentwood (1,520 square feet), Hampton (1,620 square feet), Ann Arbor (1,640 square feet) and Cambridge (2,050 square feet). Despite being the smallest model, the Brentwood has the most bedrooms with three. Thanks to creative planning, it utilizes available space to feature a master suite which includes a walk-in closet. All others have two bedrooms, and the Cambridge also has a den. Its plan has two sets of double French doors: one that leads from the family room to the master suite, and another to the spa-like master bath. A guest bedroom, bath and generous attic are located on the second floor. The Brentwood and Hampton have two baths while the Cambridge and Ann Arbor have two-and-a-half baths. With its open floor plan, large loft area and 16-foot ceilings in the living rooms, the Ann Arbor feels like a much larger home. Its layout is also characterized by stylish pillars, custom-built benches and double French doors leading to the owner's suite. One unique feature of the Hampton is the side-loading garage. Other features include a covered front porch, cathedral ceiling fireplace and interior columns. All homes at Brookshire have two-car garages and are landscaped to fit in with the natural surroundings.

Clearview Gardens North- Ephreta
Homebuyers looking for low-maintenance homes without having to give up size and style are drawn to the single-family homes at Clearview Gardens North. Residents have more time to get to know their neighbors and enjoy all that Central Pennsylvania has to offer.
Construction of the master-planned community Clearview Gardens began in 2006 and in 2013 it was completed with 117 single-family homes. Clearview Gardens North makes up 51 of these homes that have a 55+ age-restriction. There are eight floor plans that offer 1,779 to 2,891 square feet of living space with three to four bedrooms, two or two-and-a-half bathrooms, and an attached two-car garage. The Hunter, Madison, and Stonecroft models offer first-floor master suites. These single-family homes feature low-maintenance exteriors and open floor plans ideal for entertaining.

Four Seasons at Elm Tree-Mount Joy
Traditions of America and K. Hovnanian developed Four Seasons at Elm Tree community from 2006 to 2014. The neighborhood consists of 252 resale homes available in single-family models. The homes range from 1,290 to 3,976 square feet and have two to four bedrooms and two or three bathrooms. Most floor plans have open layouts, with large living and dining areas. Gas fireplaces are included in some homes, and additional features may include wood floors, stainless steel appliances, and custom cabinetry. The master suites are likely to have walk-in closets and full bathrooms with double vanities. Ceiling fans are in all bedrooms, and there’s plenty of storage space in the attached two-car garage. Covered patios and private outdoor spaces are also featured in some homes.
Residents at Four Seasons at Elm Tree have access to a clubhouse with an exercise room, a game room, and space for billiards. Heritage Strasburg is a charming 55+ community in Strasburg, Pennsylvania. This age-restricted community was designed for homebuyers looking to reside in an intimate neighborhood. Heritage Strasburg is a quiet, comfortable community that offers scenic views of farmland and a close location to downtown Strasburg.
In 2009, Charter Homes began development of Heritage Strasburg. Upon the community’s completion, it will encompass 106 single-family homes. These low-maintenance homes were inspired by Colonial architecture with a twist of modern living. The Heritage Series offers eight floor plans that range from 1,194 to 2,209 square feet. Each home offers two to three bedrooms, two to three bathrooms, and an attached two-car garage. Most of the homes are single-level homes, however for those looking for extra space for guests, the Auburn and Hartman models offer a second floor with extra bedrooms. Every home was designed with first-floor master suites and eat-in kitchens. Entertaining friends and family is easy with outdoor patios and large great rooms.

Home Towne Square- Ephrata

Timber Villa- Elizabethtown
Timber Villa is a 55+ community in Lancaster County, Pennsylvania. Active adults enjoy living in a quiet and tranquil atmosphere where they have privacy but can also mingle with their neighbors. This close-knit, age-restricted neighborhood consists of just 102 low-maintenance homes that are situated in a wooded setting with plenty of natural open space.
Timber Villa was developed between 1983 and 1999 and consists of approximately 102 residences. These attached homes offer about 744 to 2,882 square feet of living space with one to three bedrooms, one to two-and-a-half bathrooms, and an attached one or two-car garage. They also have more time to do as they please because a monthly homeowners' association fee takes care of exterior home maintenance, snow removal, trash pickup, and lawn care.
Traditions of East Petersburg- East Petersburg
Traditions of America East Petersburg is an up-and-coming 55+ community in Lancaster County, Pennsylvania, located 30 miles southeast of Harrisburg. This new age-restricted community from premiere active adult community builder Traditions of America, active adults will find approximately 313 spacious single-family and attached homes, a variety of desirable amenities, and a low-maintenance lifestyle.
Builder Traditions of America began construction of Traditions of America East Petersburg in 2019 and plans to build 247 single-family and attached homes total. With seven floor plans to choose from, interested homebuyers will have plenty of customization options to personalize their homes to suit their needs and preferences. Traditions of America at Lititz residents have access to a variety of resort-style amenities. The center of activity is the community clubhouse.
